Recent home sales: a $4.3 million whopper in Palo Alto

 

In this week's column, we see a 1,253-square-foot Palo Alto home that sold for $4,300,000, or $3,432 per square foot. That's more than twice the city's average cost per square foot of about $1,550 for single-family homes that sold in 2015.

Your data is not up-to-date. Makes absolutely no sense that someone will pay $4.3 million for a 1,253 sq ft house. If you look on Google Maps, street view shows an Oct 2014 photo of two-story house under construction at that site. If you look up the building permit, it shows a 2,864 sq ft SFR for that location. The purchase price is $1,501 per square foot which falls under the average figure you quoted above.

Sales data are usually old. The property probably sold to someone who wanted to be shouting distance to Ohlone and could afford to immediately put a new home there. (Project-based learning has other benefits!)

The lot size can be up to two-thirds of the price of the home. I have seen tear-down shacks on 10,000 sf lots go for multiple millions.
