NOT getting scammed by Jason Palo Alto Issues, posted by homeowner Midtown, a resident of the Midtown neighborhood, on Sep 1, 2007 at 10:45 pm
I'm shocked at the amount of feedback there has been about Jason Buzi. I too have been soliciated by him. [Portion removed by Palo Alto Online staff.]
He locates properties and then he turns them over to the investors with the $$. A friend of mine was using a realtor and Jason came in as the buyer. This is what everyone needs to know. Jason then puts on the contract as Buyer - Jason Buzi and/or assignees. Now, if you are not real estate savy, this means that Jason can get out of the contract AT ANY TIME and then the next thing you know is some other "investor" is now the "buyer" and your property is at jeopardy of not closing. This is why they do not work with real estate agents. Say what you may about paying a real estate agent 5% commission but if it were NOT for the real estate agent in my friend's case, these [portion removed by Palo Alto Online staff] could have just kept the property in escrow forever.
[Portion removed by Palo Alto Online staff.] But then again, for those of you who think that paying a professional to sell your home is not worth it, maybe you deserve what happens to you [portion removed by Palo Alto Online staff.] Maybe we should change the saying to "SELLERS BEWARE" instead of "buyers beware". [Portion removed by Palo Alto Online staff.] My advice to my fellow neighbors of Palo Alto ----- beware. Midtown residents

FYI - Jason is trying to flip his properties on craigslist - check out the real estate for sale section there. He asks you to email him for his "not on the MLS" deals.
Midtown homeowner - how recent was your friends transaction with Jason? Can you share the details?
Does anyone actually know someone who bought or sold a house to this guy? Has he been putting flyers in all of PA or just Midtown?
Please respond in a way which will not provoke Big Brother from editing you.

This guy continues his shenanigans, he has currently( August 2011) hired a man to leave flyers on doorsteps in south Los Altos claiming he is very interested in buying a property in this neighborhood.

He is now doing this in Mountain View. Interestingly, there are no homes in all of Santa Clara county database with the homeowner last name of "Buzi". Guess he really does not become the buyer then...

He did try to scam us. He offered us a price. We signed and then after the signing he say he was 100 per cent sure that we needed to lower the price in order to sell and in the meantime he had a buyer for an even higher price and just wanted to make more money. We were fortunate enough to be able to get out of the contract because we had his voice mail saying we needed either to lower our price in order to sell or cancel. So we cancelled and were harassed even further by saying we couldn't,t cancel the contract. His own voice mail was the opportunity we had to cancel, buyer beware of him. Unless you don,t mind giving him the extra money he doesn't,t deserve. He was full of lies from the very beginning.

Here is a blog post about door to door solicitors who want to buy homes in your neighborhood - Web Link
Here is a video showing Jason talking about "wholesaling" which is why he is leaving flyers all over the bay area. According to Jason, it "only risk free way of buying real estate" note: its about 17 minutes long. Web Link
