Renters vie for homes

The most successful people are prepared and have a strategy.

Having a renters' presentation package ready when viewing rental homes can drastically differentiate and benefit the renter, in the same way a pre-approval letter can increase the likelihood of a buyers offer being accepted.

There are five key elements make up a Successful Tenant's Presentation; The first is having an application for Rent/Lease completely filled out with blue ink and clear writing. Second, copy proof of Identification which could include a drivers license, military ID or passport. Third, any proof of employment or sustainable funds which could be your most current paycheck stub or if self employed, a copy of the most recent IRS Tax Filings. If your employment income is low or non-existent, showing copies of the past two months of bank statements is good. Forth, any reference letters from prior landlords or contacts that can attest for your good character and make sure you give current contact information.

Last and certainly not least, your credit history. I highly recommend people obtain their own credit report in order to avoid having to pay multiple application/credit fees, reduce the risk of multiple credit report inquiries that could reduce your credit scores, and empower you to know your score. Some landlords allow you to submit your own credit report.

Having a report with three credit agency's data is sufficient.

A 3 bedroom 1 bathroom homes in Charleston Gardens now rents for over $4,000 a month. These 1,200 sq. ft. homes were built in 1951 and have no insulation in the walls or attic. Rather than sell many residents are holding on to their homes because they can get such a high rent for them. If you sell, you may find the value of that home has increased a couple of hundred thousand in six months and you've lost out.

They have no insulation because they are single-walled construction with foam ceilings. lots of windows because they were cheaper than doors and walls until the nineties. Heating in the concrete floors that cannot be repaired. Originally they had only linoleum, no carpet.
They were built to be TEMPORARY or semi-permanent housing for men returning from military service, only until they got on their feet to afford better.
