For A Palo Alto office building, what is the land cost per square foot of office space?

Can anyone offer information on what a developer would have to pay for land per square foot of buildable office space. Simply stated, how much does prime Palo Alto location land cost divided by square footage of office space allowed under Palo Alto zoning requirements?

Where am I going with this information? I am attempting to collect a few data points to use in proposing a consistent and objective measure of community benefits when greater density is proposed by developers.

If anyone can offer data in this creative experiment to do some simple arithmetic that we can use in developing an agreed-upon starting point in a community discussion of Community Benefits?

Ken Hayes (architect) does a lot of commercial projects in Palo Alto especially a number of the newly built buildings (one on Middlefield, one on Hamiliton, several on University).

During the recent study session on 395 Page Mill Road et al, I believe Council Member Scharff offered some back-of-the-envlope numbers related to this matter; I don't recall the specifics. Maybe scrub through the video on the Media Center site to find it.
